Romania’s first finalized green building: Euro Tower

The Euro Tower office building developed by Cascade Group was awarded by the BREEAM the Post Construction Green Certificate with the rating “Very Good”, thus being the first Green office building fully certified delivered in Romania.

Generally, buildings make up 40% of total energy consumption (including two-thirds of the country’s electricity) and 16% of total water consumption. They are responsible for 40% of all material flows and produce up to 50% of the waste in landfills. Clearly, large-scale improvements in resource productivity in buildings would have a profound effect on national resource consumption. Reducing energy use in buildings saves resources and money while reducing pollution and CO2 in the atmosphere.

The Euro Tower building has a top location in north-central Bucharest, on the junction of Barbu Vacarescu Street and Lacul Tei Boulevard, with public transportation near by the building. The EUR 60 M investment covers a gross area of 18,000 sqm arranged on five underground levels including 200 parking places and 18 above-ground floors. 85% of the building has been leased to blue chip companies such as Schneider Electric, Huawei, Toepfer International, and Avon Cosmetics which have their headquarters here.

Most of our tenants have ecologic principles included in their corporate conduct and this was a determining argument in their choosing to reside in our building. Leasing has been a success since the incipient stage of development especially since rates are no higher than in a standard building.

Euro Tower rated especially well in the Transport, Health and Wellbeing and Energy sections in the BREEAM international system for Green building certification.

In the Transportation section, Euro Tower gained the maximum score due to its excellent location, steps away from the Stefan cel Mare metro station, tram and bus stops. In addition, alternative transportation will be encouraged by providing bicycle racks and shower facilities to the occupants of the building.

Regarding Health and well-being and Energy, Euro Tower’s smart design as an open space with full-height glass floors allows abundant natural light to come in over the entire day. Moreover, due to state-of-the-art BMS, the lighting and thermal systems will be controlled by occupants individually or by multi-occupant rooms according to their needs and preferences which encourages energy savings and promotes productivity.

The Euro Tower also favours efficient water use through the presence of highly efficient water fittings, waterless urinals and an efficient irrigation system.

Energy savings will also be encouraged due to the green areas which will be installed on the rooftops aimed at reducing the heat island effect.
